What does Perlo actually do?+
Perlo uses AI at its core to automate manual, inconsistent, and error-prone activities in project management. Among the things teams value most, it gives them one place to manage project delivery, spot and prevent risks earlier, and generate reporting from live project data.
Who is Perlo built for?+
Perlo is built for property development firms and project management consultants, from teams managing a single project to enterprise-level organisations with more than 60 active projects in the pipeline. It is primarily used by project managers, while also giving development directors, leadership, and selected external stakeholders a clearer view of what is happening across projects. Do sales and finance also need to use Perlo for it to make sense?+
No. Perlo is built first and foremost for project managers, giving them one place to do their daily project work and follow projects consistently. Access can then be provided more broadly where relevant, depending on how each organisation works, so development directors, leadership, and other stakeholders can be included in a way that fits the business.
How long before we see value from Perlo?+
Value starts from day one. Before your team starts using Perlo, your project environment is already set up with your projects, structures, and team members, so people can log in and continue where they left off. Perlo is designed to be simple to start using, without a long implementation project or unnecessary complexity.
Do we need to have our internal processes in place before Perlo can help?+
No. Perlo is built to help teams that are not yet fully digitised, as well as organisations with more advanced ways of working. You do not need to build your own internal systems first. Perlo is designed to help you skip that long process and start working in a structure that is already proven, flexible, and easy to use.

How long does it take to get a first project live?+
Your projects are set up before your team starts, so they are live from day one. Setting up a project takes less than five minutes, and existing programmes and statuses can be loaded in quickly. Perlo is designed for fast onboarding without a heavy implementation process.
Do project managers still have to work in the tools used by finance, sales, or other teams?+
No. Perlo gives project managers one place to manage project delivery without having to keep working across the tools used by other departments. Finance, sales, and other teams can continue working in the tools they already use, while project managers work in Perlo and still provide the information in the format those teams need.
How does the AI risk signalling actually work?+
Perlo combines your live project data with pattern analysis from how development programmes behave over time. When signals consistent with delay, overspend, or consent risk appear, it surfaces them with the supporting evidence.
Is Perlo built for large portfolios or small teams?+
Both. Perlo is used by project teams running anywhere from 1 to 60+ active projects. Whether you are managing a single project or a larger portfolio, the platform gives you the same structure, visibility, and reporting quality across your work.
How is Perlo different from Procore, Aconex, or generic project tools?+
Perlo is built for the property developer's core business: running projects, managing risks, and reporting to the right stakeholders internally and externally. Contractors can continue working in their own tools, while property developers and project management consultants finally get a space built for the way they work.

Is Perlo just another project management tool?+
Perlo is purpose-built for the teams providing property development services. It gives project managers, development directors, and leadership one live view of every active project, with active risk prediction and clearer visibility that helps teams act earlier and protect time to revenue.
Is Perlo used in construction?+
Not for contractors, but for developer and owner milestones. Perlo is not a replacement for Procore, Aconex, or site-level document control systems. Your contractors and construction team keep using those. Perlo sits above that layer, giving your developer-side team the portfolio, programme, and risk view they lack in early-stage development and pre-construction.
Can Perlo help with facilities management or building operations?+
Once a building is handed over, Perlo's job is done. It does not manage heating, cooling, tenant services, maintenance, or energy performance. The platform's entire focus is on the development-delivery phase, the risks that matter before practical completion.

What is AI Advisory and how is it different from the platform?+
AI Advisory is a separate Perlo service for property developers who want help finding the right first step with AI, workflow improvement, and smarter use of existing tools. It runs independently of the platform. You don't need to be a Perlo customer to engage us, and we won't push the platform if it isn't the right answer. See AI Advisory for the full service overview.
Who is AI Advisory for?+
It's for the people being asked to figure out what the business needs next: department heads trying to improve how teams work, innovation and digitalisation teams shaping the future way of working, and leaders under pressure to start using AI in the business. If you're at any of those points, advisory is shaped for you.
What does a typical advisory engagement look like?+
Short, scoped, and outcome-led. A typical engagement runs in three steps: discovery (typically 2–3 focused sessions reviewing where your team stands today), recommendations (a written set of priority opportunities, suitable tools, and realistic next steps, sent within a week of the final discovery meeting), and optional implementation support (vendor evaluation, rollout planning, team coaching, and where needed, hands-on help from our wider team).

Where is our data hosted, and can it move regions?+
Customer data is geofenced, and the hosting region is agreed at onboarding. It is not changed without customer approval. Data is encrypted at rest and in transit. Storage uses AES-256, and transport is protected with TLS 1.3.
Who can see what inside Perlo?+
Access is controlled by role and workspace, so leadership, PMO, project managers, and external collaborators only see the information relevant to them. Key user actions and changes are logged with user, timestamp, and action history, giving teams a clear record of what changed and when.
Is our data used to train AI models?+
Customer data remains protected within its own environment and is not exposed across customers. Where data is used to improve models or features, it is structured and anonymized so it cannot be traced back to an individual customer.
Can we export our data if we leave?+
Customers retain ownership of their data and can request exports of project data, risk registers, and audit history in standard formats.
What certifications does Perlo have?+
Perlo is built on infrastructure providers that operate with certifications such as SOC 2 Type II and ISO 27001. For full security documentation, visit the Trust Center and submit a documentation request — we'll reply within 2 business days.

Who is behind Perlo?+
Perlo Software AS is a Norwegian software company building the delivery-phase operating system for property developers globally. The team behind Perlo combines deep experience from property development, project management, AI, and change management, with long-standing exposure to digital tools and software environments.
Where is Perlo based?+
Our head office is at Møllergata 6, 0179 Oslo, Norway. Today, Perlo works with some of the largest property development groups in the Nordics, including businesses with international footprints, while expanding into new markets globally.
